01

Nature of Manufactured Housing Transactions

At Oakwood Mobile Homes (accessible at oakwooddmobilehomes.com), we specialize in the sale, customization, and placement of high-quality manufactured and mobile homes. Because manufactured homes are substantial residential structures subject to federal HUD safety standards, zoning permits, transportation logistics, and site installation, they cannot be returned or refunded like conventional retail goods once delivered and installed.

Every home transaction is executed via a formal, legally binding Manufactured Home Purchase Agreement & Sales Contract. This document outlines the explicit rights, cancellation windows, contingencies, and warranty protections governing your specific home model.

02

Reservation Deposits & Earnest Money

To reserve an in-stock lot inventory model or initiate a factory custom build, an earnest money deposit is required:

  • Financing Contingency: If a buyer is conditionally pre-approved but subsequently fails to secure home financing despite good-faith efforts, the deposit will be refunded in accordance with the financing contingency terms stipulated in the sales contract.
  • Pre-Production Cancellation: Prior to the submission and acceptance of a custom order at the manufacturing facility, cancellation requests may be granted subject to reasonable administrative and document preparation fees.
  • Lot Holds: Holding deposits for in-stock models are refundable within the initial statutory review period indicated on your written reservation agreement.

All deposit refund requests must be delivered in writing via email to info@oakwooddmobilehomes.com or submitted directly to your designated sales advisor.

03

Custom Factory Builds & Structural Modifications

Homes built to client specifications (including personalized floor plans, upgraded cabinetry, exterior elevations, or specialized insulation packages) enter production lines upon engineering sign-off.

  • Once construction materials are ordered and assembly begins at the factory plant, custom build orders cannot be canceled or refunded.
  • Any change orders requested by the buyer following factory submission must be approved in writing and may incur adjustment fees.
04

Delivery, Set-Up & The Final Walkthrough Inspection

Prior to final closing and homeowner occupancy, our team conducts a formal, on-site Customer Walkthrough Inspection:

  • Punch List Completion: During the walkthrough, the buyer and our representative document any cosmetic defects, transit settlements, or adjustments needed on a formal "Punch List".
  • Resolution Commitment: Oakwood Mobile Homes and the manufacturer's field service technicians are obligated to repair and resolve all verified items on the punch list in a prompt, professional manner.
  • Acceptance: Completion of the final walkthrough and signature on the certificate of occupancy constitutes official acceptance of the delivered home.
05

Manufacturer Warranties & HUD Standards

While manufactured homes are not eligible for standard "returns", every home delivered through Oakwood Mobile Homes is backed by extensive warranty coverage:

  • HUD Code Certification: Every home is manufactured in compliance with federal Federal Manufactured Home Construction and Safety Standards (HUD Code).
  • Structural & System Warranties: All new homes come with manufacturer-backed warranties covering structural integrity, roof truss systems, plumbing, electrical, and HVAC components (typically 1 to 5+ years based on the chosen manufacturer).
  • Appliance Warranties: Built-in appliances (refrigerators, stoves, water heaters) carry independent manufacturer warranties supported by nationwide service networks.
06

Parts, Skirting & Accessory Returns

For separate purchases of standalone parts, skirting packages, steps, or home accessories (purchased independently of a complete home order):

  • Uninstalled, undamaged accessories in original packaging may be returned within 14 calendar days of purchase, subject to a standard 15% restocking fee.
  • Custom-cut skirting, modified steps, or installed materials are non-refundable.
07

Governing Law & Contract Precedence

This policy and all sales agreements are governed by the laws of the United States and the specific state jurisdiction in which the home is purchased and installed. In the event of any discrepancy between this web policy and the executed sales agreement, the executed purchase contract signed by both parties shall govern.
