Frequently Asked Questions
Everything you need to know about purchasing, customizing, financing, and installing your Oakwood manufactured home.
Home Selection & Customization
What is the difference between a manufactured home and a mobile home?
Historically, homes built prior to June 15, 1976 were referred to as "mobile homes." On that date, the United States Congress established strict federal standards through the Department of Housing and Urban Development (HUD). Modern manufactured homes are built in climate-controlled factory environments adhering strictly to the federal HUD code for structural strength, fire safety, and energy efficiency.
Can I customize my floor plan, finishes, and appliances?
Yes! Oakwood Mobile Homes offers extensive customization options on our factory-order models. You can personalize kitchen cabinetry, granite or quartz countertops, farm sinks, walk-in tile showers, energy-efficient window packages, exterior siding colors, and covered porches.
What sizes and configurations do you offer?
We offer single-wide, double-wide, and triple-wide multi-section homes ranging from compact 2-bedroom layouts (~800 sq. ft.) to spacious 4- and 5-bedroom luxury family residences exceeding 2,500+ sq. ft.
Site Preparation & Delivery
Do you assist with property permits and zoning checks?
While local zoning ordinances and municipal building permits are ultimately the responsibility of the landowner, our team provides complete assistance with manufacturer engineering prints, foundation specification sheets, and guidance to ensure your submission meets local municipal requirements.
What site preparations are required prior to delivery?
Before transport rigs arrive, your land requires a cleared delivery pathway (minimum 14–16 ft wide and 14 ft vertical clearance), a leveled and compacted building pad or foundation (concrete runners, piers, or slab), and arranged utility connections (water, sewer/septic, electricity).
How long does the delivery and setup process take?
Once transport begins, initial placement and block-and-level anchoring typically takes 1 to 3 days. Interior finish-out, multi-section marriage seam joining, skirting installation, and final utility hookup inspections usually conclude within 1 to 2 weeks thereafter.
Financing & Pricing
What types of financing are available for manufactured homes?
Financing options include Chattel (home-only) loans, FHA loans (Title I and Title II), Land & Home conventional mortgages, VA loans for eligible military veterans, and USDA Rural Development programs. We partner with specialized national manufactured housing lenders to find the right loan for your situation.
How much down payment is required?
Down payment requirements vary by loan program. Government-backed programs like FHA start at 3.5% down, VA loans can be as low as 0% down, and standard chattel loans typically range from 5% to 20% depending on credit profile and debt-to-income ratios.
Warranties & Longevity
What warranty coverage comes with an Oakwood home?
Every new home includes a comprehensive manufacturer warranty covering structural components, roof systems, plumbing, electrical, and HVAC equipment (often 1 to 5+ years). All built-in kitchen and laundry appliances carry individual nationwide manufacturer warranties.
How long do modern manufactured homes last?
When installed on an engineered foundation and properly maintained, modern manufactured homes built to federal HUD standards offer the exact same 30- to 50+ year lifespan as site-built homes, with exceptional energy efficiency and enduring equity value.
